Inside Our Global Network: Meet Filip and Jakub Sarzynski of Brookfield Partners

Every firm in the Exis Global network brings unique expertise to occupier clients around the world. This edition of Inside Our Global Network features Filip and Jakub Sarzynski of Brookfield Partners, Poland’s longest-operating advisory firm built exclusively around tenant representation.
Since 2010, the Warsaw-based firm has represented occupiers across Poland, combining conflict-free advice with workplace strategy, design, project delivery, and long-term portfolio support.
At a Glance
Brookfield Partners has spent more than 15 years representing tenants exclusively, completing 600+ projects and negotiating more than 250,000 square metres of office space across Poland’s major markets, including Warsaw, Krakow, Wroclaw, Tricity, Katowice, Poznan, Lodz, and Lublin.
The firm typically works with occupiers ranging from 500 to more than 10,000 square metres, supporting organizations from fast-growing technology companies to multinational corporations. Since 2021, Brookfield Partners has served as Exis Global’s exclusive representative for Poland, connecting its local expertise with the wider network of tenant-only advisors around the world.
Beyond Brokerage
Brookfield Partners has built its advisory offering around a five-stage model designed to support occupiers throughout the full real estate journey: Find, Negotiate, Design, Build, and Manage.
The process begins before a building is shortlisted, with workplace strategy informed by employee interviews, focus groups, occupancy data, commute mapping, and ESG building audits. From there, the firm supports lease negotiations through BATNA methodology and structured “Stay vs. Go” analysis.
Once a location is selected, Brookfield Partners’ in-house design studio develops space plans and photorealistic 3D visualizations across three fit-out standards. The firm then manages turnkey fit-out delivery, including project and cost management, before continuing to support clients throughout the lease with renegotiations, space optimization, and subleasing strategies.
Data connects each stage of the process.
Brookfield Partners developed OfficeList.pl, an online platform aggregating office buildings across Poland. The platform currently tracks 913 Class A buildings and 10.6 million square metres of office space, providing verified market information on vacancy, rents, and incentives.
For Brookfield Partners, having this information at hand is a critical part of effective tenant representation. When entering negotiations, the team can see the alternatives available to a client’s landlord and use that market intelligence to strengthen the occupier’s position.
Inside the Firm

Brookfield Partners’ 17-person team combines expertise across international brokerage, commercial law, and workplace strategy.
Jakub Sarzynski and Filip Sarzynski are both Partners at Brookfield Partners. Jakub began his career at Cushman & Wakefield in New York before helping establish the firm, and both bring a long-term focus to the development of the business and its client relationships.
Filip Koscikiewicz leads the firm’s largest transactions, bringing a commercial law background and strong negotiation expertise, while Mariola Bitner, Strategic Advisory Lead, has designed more than 300,000 square metres of workplace across EMEA and was a Top Woman in Real Estate nominee.
Experience and continuity are central to the firm’s approach. Several senior advisors have been with Brookfield Partners for between eight and 14 years, allowing clients to work with familiar advisors across multiple lease cycles rather than starting over with each transaction.
That continuity, combined with tenant-only representation and multidisciplinary expertise, allows the firm to build long-term relationships rather than simply manage individual transactions.
Making an Impact
For Brookfield Partners, the value of tenant representation ultimately comes down to measurable results. Across its engagements, the firm reports that every PLN 1 invested in its advisory services generates an average of more than PLN 4 in lease-term savings, representing an average 4–5x return on its advisory fee.
Two recent engagements illustrate that focus.
Professional Services Firm | Warsaw
Brookfield Partners negotiated PLN 3.8 million in tenant benefits for a professional services firm occupying 2,000 square metres of office space in Warsaw, delivering a 3.9x return on the advisory fee.
Global Trade Credit Insurance Company | Poland
For a global trade credit insurance company, the team reduced operating expenses by 40% through space optimization. The resulting fit-out was fully funded by the landlord, with the construction works phased to allow the business to continue operating throughout the process.
Beyond individual transactions, long-term client relationships demonstrate the value of the firm’s approach. More than 70 clients have provided written references, while a leading Polish payments technology company has completed four transactions with Brookfield Partners over six years of cooperation.
Local Lens
One of the biggest misconceptions international occupiers can have about Poland is that it operates as a single office market. In reality, the country encompasses distinct markets with very different dynamics.
According to Brookfield Partners’ OfficeList.pl data, Warsaw’s Class A office market is tightening, with vacancy reaching 8.59% in June 2026. At the same time, regional hubs such as Krakow continue to experience vacancy levels above 15%.
The difference is significant for international occupiers. A lease strategy that makes sense in Warsaw may be less effective hundreds of kilometres away, making local market intelligence particularly important when companies are evaluating multiple Polish locations.
Supply dynamics are also shaping the market. Only nine Class A office buildings were delivered nationwide in 2025, the same number recorded in 2000.
For occupiers, however, the Polish market also presents an opportunity. Much of the country’s office stock is relatively young and ESG-certified, meaning companies entering the market can often access newer, more sustainable workplaces at rents significantly below those found in Western European markets.
Brookfield Partners’ combination of conflict-free representation, multidisciplinary expertise, proprietary market data, and long-term client relationships reflects the strength and diversity of the firms that make up the Exis Global network.
As Exis Global’s exclusive representative for Poland, Brookfield Partners brings a distinctly local perspective to the network while helping occupiers navigate one of Central Europe’s most dynamic office markets.
Through Inside Our Global Network, we’ll continue introducing the firms, people, and local expertise that make the global partnership unique.
Stay tuned for the next edition.
